| The primary source for estimating the sale price of a property is the Competitive Market Analysis. | ||
| A Competitive Market Analysis attempts to evaluate and compare the property to be listed with similar properties. This comparison is most effective when it includes: (1) properties sold within the past 6 to 12 months, (2) properties located within the same county, (3) properties located in the same subdivision and (4) properties located within a 6 mile radius of the listed property. | ||
| Maryland Contracts allow the buyer (by mutual agreement), to have a home inspection performed. The buyer is then allowed to ask the seller to repair those structural and mechanical items which the buyer deems necessary to their settling on the property. | ||
